The Franklin’s resident coffee shop, offers a full menu of fresh brewed coffees, tea, iced beverages, fruit and vegetable juices, as well as a daily selection of healthy breakfast options. Passero’s offers tasty baked goods from local bakeries including gluten-free, low fat, and vegan options. A variety of fresh and healthy lunch options such as soups, sandwiches, wraps, and salads are also available.

Fitness Center
One of the great features of our luxury extended stay apartments in Philadelphia is the on-site, 24-hour, state-of-the-art fitness center. The facility, which is private for residents, offers both cardio and weight-training Precor equipment. All cardio machines have an iPod hookup and are equipped with Cardio Theatre. The Franklin’s fitness center boasts five treadmills, three ellipticals, two bikes – one stationary and one recumbent, two weight benches, a weight bar with dumbbells up to 60 pounds, an FTS glide with weights up to 200 pounds, eight weight stations and a stretcher.

The Franklin’s serviced residences and penthouses in Philadelphia feature a 24-hour Business Center on the lobby level. This space, which is private for residents, offers four iMac computers, a copy machine, a fax machine and a lounge area.

The Ballroom at The Franklin
The Franklin Residences is also home to The Ballroom at The Franklin, one of the most prestigious ballrooms in the history of Center City, Philadelphia. This elegant setting, featuring 40-foot-high windows, antique crystal chandeliers, dramatic balconies, grille work and classic architecture, can accommodate up to 600 guests for a cocktail reception, 350 for a sit down dinner, and 500 participants for classroom or theatre-style presentations. Its exclusive caterer, Finley Catering Company, custom-designs menus and provides all food and beverages for any event hosted in this historically certified venue. The Ballroom at The Franklin was featured in the 2012 Academy Award-nominated feature film Silver Linings Playbook.

The Franklin Residences is now home to the sixth location of Di Bruno Bros. A Philadelphia institution, the authentic cheese shop has been a gourmet destination in the City of Brotherly Love since 1939. Praised for their culinary delights and shopping experience, the Di Bruno family aims to provide the most authentic foods from traditional, artisanal producers. This location, at the 9th Street entrance, will bring a highly edited collection of the best of Di Bruno Bros. prepared foods and international specialties to The Franklin’s residents in our downtown Philadelphia apartments and the Washington Square West neighborhood.

Bottle Shop at The Franklin

Di Bruno’s Bottle Shop expands on the current prepared food and gourmet grocery offerings with the addition of a casual dining space serving an evolving menu of specialty cheese pairings, a vast selection of bottled beer, wine, snacks and assorted sampling plates, alongside rotating craft beers on tap.

Resident Services
The Franklin’s Washington Square furnished rentals team is dedicated to delivering an extraordinary resident experience. Our Resident Services desk is staffed with two team members 24 hours a day to assist with package acceptance, valet dry cleaning, reservations, local information, property orientation and more. Our furnished Philadelphia short term rentals also have a doorman available during weekday business hours to assist with luggage and packages.

Valet Parking

The Franklin Residences’ apartments near Washington Square offer 24-hour secure underground, valet parking for its residents. The garage, which is located below the building, provides direct elevator access into the building. Carts are available to assist with luggage and packages. Residents are billed monthly for valet parking.
