Three new developments in Philadelphia have reached significant milestones in their developments. Here is the latest news regarding each of these developments.
435 N. Broad St.
The development at 435 N. Broad St. has finished its construction, topping off the building in Callowhill. This new apartment complex, developed by Toll Brothers, will contain 344 luxury apartment units. Of these units, the majority will contain a mixture of studio, one-bedroom, and two-bedroom options. In addition, there will be 44 penthouses available, with the same unit options.
The building is set to be full of amenities including a sky lounge with an outdoor deck, a fitness center, yoga and cycling studios, rooms built for podcasting. A parking garage will be connected to the apartment complex, and will include 106 parking spaces as well as bike storage and electric vehicle charging. The building is expected to be completed by the summer of 2023.
570 N. 5th St.
The apartment building, named The Carson, being developed at 570 N. 5th St. by Rodin Development was also recently topped off. This was a major milestone for the project. Residents are expected to begin moving into the building in Northern Liberties in the early spring of 2023. The building is set to be 12 stories tall, and will contain 373 apartment units. These apartments will have unit options ranging from studios to two-bedroom apartments. The Carson is set to have a myriad of amenities including an Amazon Fresh grocery store, a game lounge and club room, fitness center, working spaces, a hardwood basketball court, a pool, and rooftop terraces. There will also be an underground parking garage with 206 spaces to provide convenience for the building’s future residents.
1 Dock St.
The Ryland, a new apartment building being developed by LCOR, is another construction project that was topped off recently. The building is located right near I-95 and the Delaware River, right off the corner of South Front and Walnut streets.
It’s planned to contain 267 apartments which will fill out 31 stories, and will feature 44 studios, 154 one-bedroom units, 44 two-bedroom units, and 25 penthouses which will be made of two-bedroom and three-bedroom apartments. Amenities at The Ryland will include a fitness center, outdoor pool, resident lounge areas, a roof-deck, as well as on-location parking spaces. The building is expected to be completed in late 2023.
