Girard Avenue, west of Girard College, is where Fairmount and Brewerytown come together.  Much of the street is a commercial district, which is seeing new retail establishments and development, and some of it is residential leading to 31st Street, which is also seeing new residential and commercial development.  Some of the new development is replacing vacant lots or derelict buildings and the new buildings are a little taller than what is there now. One new building is being built by Argo Property Group and designed by Canno Design.

The building is replacing two vacant lots at Girard and small Taney Street, near 27th Street.  It will be five stories tall and will have fourteen units. The lower three stories will match up to neighboring buildings on the block and the fourth and fifth floors will be setback a few feet.  The facade of the lower floors will be brick and the upper floors will be covered in corrugated metal. The units will be one and two bedroom units, about half and half of each. Some units will have recessed balconies.  The tenants will have bicycle storage and other storage for tenants. The first floor will have a large retail space, with 2,300 square feet of retail on the street level and 1,500 square feet of retail in the basement level.

Brewerytown and Fairmount are getting more populated all the time.  As this happens, Girard Avenue will see more large developments which take advantage of its walkability and the Route 15 trolley that runs down the middle and connects to Broad Street, West Philadelphia, and Port Richmond.  Additional apartment buildings are the inevitable progression of this popular area.
